Ignition Works – Huddersfield

Sector Leisure and Retail, Mixed Use
Client Kirklees Council

Ignition Works is a transformational life sciences and research & development destination located on Gasworks Street in Huddersfield, forming a key component of the wider Station to Stadium Enterprise Corridor.

Situated on a 6.7-hectare brownfield site, the project seeks to unlock economic growth through the delivery of high-quality advanced manufacturing and innovation space, supporting the creation of skilled employment opportunities and attracting investment into the region.

Developed within the framework of Kirklees Council’s wider regeneration ambitions, the scheme brings together advanced manufacturing, research and development facilities, start-up incubation space and supporting amenities within a landscape-led campus environment. The vision is to create a vibrant and sustainable destination that complements neighbouring institutions, including the National Health Innovation Campus (NHIC), while establishing a new centre for innovation and enterprise in Huddersfield.

Value

Ignition Works demonstrates the potential of strategic brownfield regeneration to drive long-term economic and social value. The redevelopment of a previously underutilised and contaminated site provides a catalyst for investment, transforming former industrial land into a contemporary employment destination focused on high-growth sectors.

The proposals deliver approximately 20,000sqm of advanced manufacturing and research space alongside start-up units designed to support emerging businesses and innovation-led growth. As part of the wider West Yorkshire Investment Zone, the development contributes to ambitions for increased productivity, job creation and inward investment, strengthening Huddersfield’s position as a hub for health innovation, life sciences and advanced manufacturing.

A defining feature of Ignition Works is its role in improving connectivity across the wider Station to Stadium Enterprise Corridor. The development has been carefully planned to strengthen links between key destinations, including Huddersfield Railway Station, the John Smith’s Stadium and the National Health Innovation Campus.

A proposed new pedestrian bridge across the canal creates a direct connection between Ignition Works and NHIC, while opening up previously disconnected routes through the area. The introduction of a landscaped central boulevard establishes a safe and attractive pedestrian and cycle route through the site, providing an alternative to vehicle-dominated roads and encouraging more sustainable modes of travel.

By removing physical barriers and creating new connections to the canal towpath and surrounding neighbourhoods, the project helps integrate the site into the wider urban fabric and supports Kirklees Council’s aspirations for a more connected and accessible town.

Impact

At the heart of the proposals is a commitment to creating a destination that prioritises people. The masterplan adopts a human-centred approach, balancing operational requirements with a welcoming and engaging public realm.

New outdoor seating areas, gathering spaces and landscaped routes encourage social interaction and informal collaboration, while public art, green infrastructure and active frontages contribute to a vibrant sense of place. A canal-side café and amphitheatre-style seating provide opportunities for rest and recreation, transforming the waterfront into an attractive public destination.

Accessibility has been carefully considered throughout the design, with level changes addressed through integrated ramped solutions to ensure inclusive access across the entire site.

Ignition Works plays a significant role within the wider Station to Stadium Enterprise Corridor, supporting a long-term vision for regeneration, innovation and sustainable growth.

By bringing together employment, innovation, connectivity and high-quality placemaking, Ignition Works creates a new destination for enterprise while contributing to the continued transformation of Huddersfield’s urban landscape. It demonstrates how thoughtful design and strategic regeneration can unlock the potential of brownfield land, creating lasting value for communities, businesses and the wider region.

Sustainability

Sustainability has been embedded throughout the project, shaping both the physical environment and the long-term vision for the site. The masterplan prioritises a landscape-first approach, recognising the role that high-quality green infrastructure can play in supporting wellbeing, biodiversity and environmental resilience.

A network of pocket parks, green walls, public gathering spaces and enhanced planting creates a rich and attractive environment for occupiers and visitors alike. The landscape strategy not only improves the site’s environmental performance but also establishes a distinctive identity that supports the attraction and retention of businesses within a highly competitive sector.

The emphasis on active travel, accessibility and public realm quality reflects a commitment to creating a campus that is socially, environmentally and economically sustainable.

“Huddersfield is growing, and we're making the most of this moment by investing in a key part of the town. This area plays an important role in Huddersfield's future. It's a mix of town centre spaces, historical buildings, businesses and transport routes, and we are working with partners to make it the best it can be.”
