Working alongside Westminster City Council, Bond Bryan transformed an underused car park into 20 sheltered, 100% social-rent homes designed to support independence, dignity and connection. Turing House demonstrates how later living can become an integrated part of existing neighbourhoods, allowing residents to remain close to familiar streets, neighbours and everyday routines.

Turing House demonstrates how later living can become an integral part of existing neighbourhoods rather than being separated from them. Working with Westminster City Council, Bond Bryan transformed an underused operational car park into 20 sheltered homes for 100% social rent, responding to the growing need for accessible housing within one of London’s most constrained boroughs.

Guided by HAPPI principles and designed to Part M4(3) wheelchair-accessible standards, the scheme prioritises independence, dignity and everyday wellbeing. Generous, light-filled homes are complemented by private balconies, a communal roof terrace with a winter garden and shared spaces that encourage natural social interaction, helping residents remain connected while maintaining their independence.

The architecture draws on Westminster’s established residential character to create a familiar, domestic environment that feels like home. Every design decision, from the scale and materiality of the building to the carefully considered landscape and pedestrian connections, was shaped by the ambition to create somewhere people can continue living confidently within the communities they already know.

Impact

Turing House provides much more than high-quality accessible housing. It enables older residents to age in place, remaining close to familiar streets, neighbours, local services and support networks that are vital to everyday life.

The development also delivers lasting benefits beyond its residents. By replacing underused brownfield land with new homes, enhanced landscaping and improved public realm, the scheme creates a greener, safer and more welcoming neighbourhood for the wider community. Better pedestrian routes, biodiversity enhancements and shared outdoor spaces strengthen connections across the site while encouraging walking, social interaction and everyday activity.

In a borough where land is scarce and demand for affordable housing continues to grow, Turing House demonstrates that later living can contribute positively to both housing supply and neighbourhood renewal. The project shows that accessible housing should never be viewed simply as specialist accommodation, but as an opportunity to create inclusive, high-quality places where people can live independently, with dignity and a lasting sense of belonging.

Sustainability at Turing House extends beyond environmental performance to creating a place that supports long-term health, independence and community resilience. By transforming an underused brownfield site into much-needed later living accommodation, the development makes efficient use of scarce urban land while enabling residents to remain close to established support networks, local services and public transport.

Alongside photovoltaic panels, enhanced planting, wildlife habitats, sustainable drainage and improved biodiversity, landscape plays an important role in everyday wellbeing.
