GEO Cambridge
In GEO Cambridge, Fairhursts have successfully designed a building that matches the client’s vision to create a class leading sustainable laboratory R&D building that will provide an exemplary working environment for its users.
GEO Cambridge is a forward-thinking life sciences development designed to adapt to the needs of its users while championing sustainability and innovation. Situated on a brownfield site in Cambridge, the project combines cutting-edge design with an emphasis on occupant well-being, environmental responsibility, and community enhancement.
The building is a response to the growing demand for flexible, high-quality research and development spaces that foster collaboration and growth. Its location offers excellent access to public transport and a sustainable commuting strategy, positioning it as a key driver for local economic and social development.

Value
GEO Cambridge delivers exceptional value by providing flexible, adaptable spaces tailored to life sciences businesses of all sizes. These dynamic spaces allow small, medium, and large enterprises to flourish, encouraging innovation and collaboration. The design features a host of communal facilities to support and unite the building’s diverse tenants, including a coffee bar, breakout areas, meeting rooms, and a fitness centre. GEO Cambridge will also provide the very first ‘Changing Places’ facility in the north of Cambridge, thereby supporting approximately a quarter of the city with enhanced accessible toilets suited to a modern understanding of design for disability.
High-quality landscaping not only improves the streetscape but also creates inviting outdoor spaces for the community and users to enjoy. The inclusion of secure cycling facilities and pedestrian-friendly access points reduces car dependency, aligning with sustainable commuting goals and contributing to the area’s overall appeal. By blending function, flexibility, and a people-centred design, GEO Cambridge supports its users and strengthens its role as a community hub.

Impact
This project creates far-reaching social, economic, and environmental impacts that benefit its users and the surrounding community. Socially, GEO Cambridge fosters a collaborative environment that promotes community engagement through its inclusive public spaces and accessible design. Economically, it serves as a magnet for life sciences businesses, stimulating local economic growth and creating opportunities for innovation.
The landscaping, which includes informal meeting spaces and habitats for local wildlife, enhances the area’s natural beauty while supporting biodiversity. Environmentally, GEO Cambridge addresses climate change challenges by integrating renewable energy sources, reducing carbon emissions, and adopting sustainable design principles. Together, these impacts establish GEO Cambridge as a transformative project that enriches the lives of its users and the wider community.

Sustainability
GEO Cambridge targets the highest environmental and wellness standards, including BREEAM and WELL certifications. The building achieves Net Zero Carbon-enabled status by using renewable energy systems and a whole-life carbon approach to minimise its environmental footprint. Flexible and efficient floorplates ensure the building remains adaptable to future needs, reducing waste and extending its usability. Thoughtful landscaping promotes biodiversity, with green spaces that encourage ecological resilience and create a more vibrant environment.
Additionally, GEO Cambridge supports sustainable commuting with secure cycle parking, end-of-journey facilities, and a reduction in car parking spaces. These measures demonstrate a commitment to environmental stewardship, positioning GEO Cambridge as a leading example of sustainable life sciences design.
