Chiswick Health & Residential Centre brings together primary healthcare and key worker housing within a single, integrated development in the London Borough of Hounslow. Replacing an outdated facility, the scheme delivers a new healthcare hub serving over 60,000 patients alongside 55 affordable homes for NHS staff. 

Bond Bryan was appointed at RIBA Stage 4, taking the approved design through technical development and delivery to completion. From this point, the role focused on resolving the detail, coordination and compliance required to bring the project to site, maintaining design intent while addressing the realities of construction. 

Value

From Stage 4 onwards, the focus shifted to resolving the complexity of combining healthcare and residential uses into a coherent, deliverable scheme. Clinical environments require strict compliance, servicing strategies and clear patient flows, while residential accommodation demands privacy and long-term performance. Managing these interfaces, particularly between buildings and shared external spaces, was central to the project’s development. As the project progressed, coordination became increasingly critical.

Changes within the contractors supply chain required key packages to be revisited, with regular workshops ensuring alignment between design intent and construction requirements. Targeted interventions improved buildability and efficiency, including the introduction of utility room ‘pods’ and rationalised internal layouts. The facade was also carefully developed, with detailed coordination of stone cladding to maintain a consistent architectural quality while remaining practical to construct. 

Impact

The project brings together health and housing in a way that supports both community wellbeing and day-to-day clinical operation. The new centre provides a modern home for three GP practices and a base for the local Primary Care Network, expanding the range of services available to patients. Alongisde this, key worker housing supports NHS staff within the local rea, responding directly to workforce needs.

Externally, landscaped courtyards, a public community garden and roof terrace create usable outdoor spaces for patients, staff and residents, reinforcing the scheme’s role as both a healthcare hub and a place to live. 

Sustainability

The scheme was designed to significantly improve environmental performance compared to the existing facility, with a fabric-first approach and low-carbon technologies contributing to a substantial reduction in operational emissions.  Sustainability performance was carefully developed through the technical design stage, with detailed analysis of fabric performance and thermal bridging informing the final energy strategy.

This was supported by a Section 73 submission, confirming compliance through updated performance calculations. Below ground, close coordination with Building Control and NHBC ensured a robust cavity design, mitigating moisture ingress and supporting long-term building performance. 

Chiswick Health Centre demonstrates that the success of a project is not defined solely at concept stage.

The ability to carry a scheme through technical design and construction, resolving complexity while maintaining quality, is equally critical. Through detailed coordination and a focus on buildability, the project translates a complex brief into a high-performing healthcare and residential environment that supports both community wellbeing and long-term use.
