The approval of Alderley Park’s next masterplan phase signals a transformative step for the UK’s largest single-site life science campus. This development features two six-storey buildings, providing 260,000 sq ft of cutting-edge lab and office spaces.
The next chapter in Alderley Park’s evolution is set to unfold with the delivery of two six-storey buildings, designed to support the needs of the life sciences and technology sectors while significantly enhancing the public realm.
This landmark facility will house a variety of spaces to support advanced R&D including flexible labs, collaboration spaces, and logistics hubs catered to organisations in drug discovery, MedTech, diagnostics, digital health, and AI. It will also create a new landscaped public square and north-south pedestrian throughway.

Value
The on-going success of Alderley Park as a 21st century employment and residential location is dependent on the strategic evolution of the site. As a central part of this mission, New Build 2 not only provides a significant addition of new research and workspace facilities but also plays a key role in enhancing the connectivity and quality of life on the campus.
This new building is situated along the existing primary route know as ‘the avenue’, with entrances placed to connect the building to the pedestrian flow through this area. However, the orientation, entrances, and public square also aim to create a new route which improves connectivity from the north to the south parts of the campus, known as ‘the exchange’. This new landscaped pedestrian route will also connect the parkland to the mere, further integrating the natural beauty of the surrounding landscape with the campus.
This project bolsters Alderley Park’s reputation as the UK’s largest single-site life science campus, already home to over 250 companies, and creating a net 112,000 sq ft of lettable space to further extend this reach. As the first newly built commercial spaces since Bruntwood SciTech’s acquisition in 2014, the development adds a sense of modernity and vision for the future of Alderley Park while carrying forward the existing buildings, rather than leaving them behind.


Impact
Rather than overshadowing the original Alderley Park buildings, this new addition has been carefully designed to act as a contemporary complement, strategically placed to enhance the campus’ innovation networks and strengthen the campus as a cohesive and thriving whole. This new building maximises the use of its central plot within the campus by participating in the campus buzzing ‘nucleus’ from the front, and supporting a broader logistical operations flow to the rear.
More broadly, this new development at Alderley Park has significant economic implications. This investment in high quality bespoke spaces for cutting edge research and development significantly strengthens the regional innovation ecosystem and attracts investment in life sciences by co-locating innovative companies and providing them with the space they need to grow. As a central target in Bruntwood’s ambitious net zero goals, ‘New Build 2’ focuses heavily on minimising environmental impact through prioritisation of operational energy efficiency, low-carbon design solutions, and enhancement of the surrounding parkland.
Adopting a fabric-first approach, the building envelope balances thermal performance and daylight optimisation while features such as a large brown roof enhance biodiversity and manage water runoff. The design also aligns with BREEAM and WELL standards to identify opportunities for further sustainability measures in later stages of development.
The project’s careful planning ensures sustainable practices are embedded across all stages, exemplifying a holistic approach to responsible development while supporting Alderley Park’s broader environmental aspirations.
