A transformative project acting as a key driver in Doncaster's economic regeneration, fostering social value and environmental impact through thoughtful, innovative design.

Bond Bryan were appointed as Architects, Landscape Architects and Interior Designers for the Doncaster Gateway project, a transformative initiative forming a cornerstone of Doncaster’s Town Centre Renewal. Situated adjacent to Doncaster train station, this project reimagines the Gateway as a vibrant, sustainable public realm, shaping it into a catalyst for economic, social, and environmental regeneration.

Supported by Town Deal funding, the scheme addresses key challenges and provides lasting benefits for residents, businesses, and visitors alike. 

Value

Bond Bryan delivered significant value by integrating resourceful design solutions that align with the client’s goals of regeneration and environmental uplift. Despite budget constraints and a rigorous value engineering process, we developed a robust design that meets stakeholder expectations and maximises the Gateway’s potential as a civic and commercial hub. For residents, visitors, and businesses, the design provides an inviting, biodiverse space for relaxation, engagement, and collaboration.

The ground-floor activation through commercial spill-out areas and a potential café fosters community interaction, while the proposed amphitheatre encourages cultural events. The transformation of an underutilised site into a vibrant public realm positions the Gateway as a welcoming green frontage for Doncaster.

Impact

The project enhances community well-being by creating a safe, accessible, and functional green space for public use. The inclusion of native, biodiverse planting and pedestrian-friendly design fosters greater connection between people and nature. 

As a central feature of Doncaster’s Town Centre Renewal, the Gateway project supports local businesses by driving footfall, increasing commercial opportunities, and attracting investment. It also aligns with the wider masterplan for economic growth in the area. 

Replacing existing buildings and car parks with green open spaces achieves a significant BREEAM uplift, contributing to improved air quality, urban cooling, and increased biodiversity. These measures, combined with sustainable building practices, set a benchmark for environmentally conscious urban regeneration. 

Sustainability

Our expertise ensured a highly efficient and sustainable outcome. The site’s design prioritised native planting with high biodiversity value to create a resilient and adaptable landscape. A strategic focus on spatial efficiency and the reallocation of land to public use significantly reduced the carbon footprint compared to alternative developments.

Additionally, our collaborative approach with Doncaster City Council and stakeholders refined the design through careful consultation, ensuring a balance between ecological preservation and urban functionality. The design’s forward-thinking integration of sustainable features establishes the Gateway as a model for environmentally responsible urban development.
