Rotherham, like many towns across the UK, has faced economic challenges due to the decline of traditional industries and years of underinvestment. In response, Rotherham Council embarked on a bold, council-led home-building programme, recognising that revitalising the town centre could be key to both attracting new investment and ensuring the community’s future sustainability.
Value
The development of three key brownfield sites in Rotherham reflects a long-term investment in both the local community and the town’s future. Our collaboration with Willmott Dixon on the £31.5 million project ensured that each development maximised the available space while meeting contemporary housing demands. The Westgate Riverside site, for example, introduced a mix of apartment blocks and family homes with an integrated flood defence system, enhancing resilience for the area.
In Millfold House, we balanced modern, energy-efficient housing with the town’s urban context, while Wellgate’s development transformed a once-neglected site into a vibrant community of homes. These projects not only deliver much-needed housing but also lay the groundwork for further private investment.
The council identified three strategically important brownfield sites in its ownership, intending to create residential developments that would both meet current housing needs and act as a catalyst for further private-sector investment.
Impact
The regeneration of Rotherham’s brownfield sites has had a transformative impact on both the town and its residents. By replacing derelict areas with quality, energy-efficient homes, we’ve helped revitalise the town centre, encouraging families to return and fostering a renewed sense of pride among local residents.
The modern amenities integrated into each site, such as electric vehicle charging points and energy-efficient heating, ensure that the homes are not only practical but future-proofed. The developments are also expected to trigger further investment in the area, aligning with the Council’s vision to reignite Rotherham’s economic and social vitality. These homes are a catalyst for a thriving town centre.
Sustainability
Sustainability was a cornerstone of the foundry’s design, incorporating green infrastructure such as swales and attenuation ponds to manage water runoff. These features, alongside energy-efficient building materials, support the site’s ecological integrity while reducing its environmental footprint.
The use of sustainable materials and practices ensures that the foundry operates responsibly, creating minimal impact on the surrounding environment. By combining sustainable design with a focus on employee well-being, the foundry stands as an example of how advanced manufacturing facilities can integrate environmental stewardship with operational excellence, ensuring long-term viability and community benefit.
