Rockingham House
Sheffield’s New Build-to-Rent Benchmark
The Rockingham House Residential Conversion marks a significant step in Sheffield’s urban development. This project involved converting a vacant office building into 162 luxury studio apartments with a two-storey rooftop extension, including ground-floor support spaces.
Bond Bryan led the project from feasibility studies through to planning submission, delivering a design that redefines urban accommodation while respecting the site’s context.
Value
The project’s innovative design delivers high specification apartments catering to flexible tenancy lengths, meeting the needs of a modern, dynamic urban population. By collaborating with Urbana Planning Consultants, Nova Acoustics, and BB7 Fire Consultants, the team achieved a successful planning outcome, bringing added value through cohesive and efficient communication.
The use of 3D massing visualisations ensured that all design decisions respected the building’s urban setting and maximised the potential of the existing structure. This collaborative, analytical approach has earned the ongoing trust of The James Developers, who highlighted Bond Bryan’s ability to deliver thoughtful, value-focused design proposals.
Delivering Sheffield’s first flexible-length tenancy luxury studio apartments, Bond Bryan’s transformation of Rockingham House showcases innovative design and collaborative excellence, setting a new standard for high-quality urban living in the city.
Impact
The Rockingham House conversion introduces a new accommodation model to Sheffield City Centre, enriching the city’s housing options with 162 high-quality studio apartments. By providing flexible tenancy arrangements, the development appeals to a broad demographic, including students, professionals, and young families, thus contributing to the city’s economic and social vitality.
The ground-floor support spaces enhance the functionality of the building, fostering a sense of community within the development. The transformation of a vacant office into a vibrant residential complex contributes to the regeneration of Sheffield’s urban fabric, reducing vacancy rates while injecting life into the local economy.
Sustainability
We prioratised the reuse of the existing structure to minimise environmental impact. The design reduced the need for extensive new construction, resulting in material efficiency and lower embodied carbon. The collaborative process allowed the team to incorporate sustainable building technologies and optimise spatial efficiency, creating a design that balances functionality, aesthetics, and environmental responsibility.
By repurposing an existing office building, the project contributes to the circular economy while providing a blueprint for future urban residential developments in Sheffield.
