Exceptional Brownfield Development: 29 Harrisons Road, Edgbaston, Birmingham
Located in the Birmingham ward of Edgbaston, 29 Harrisons Road was the first of several appointments with Calthorpe Estates to achieve full planning consent in October 2024.
The 32-dwelling residential scheme consisted of a four-storey apartment block and four townhouses on a challenging brownfield site in a suburban setting.
Value
Bond Bryan skilfully navigated several site constraints to deliver a proposal that exceeded our clients’ expectations. With careful consideration made to the size, orientation and proportion of the townhouses and apartment block, all the mature trees on the site were preserved.
Successful efforts were made to demonstrate that the scheme’s density and parking provision were appropriate and the potential for overlooking was effectively mitigated. A thicket at the rear of the site was put to good use a shared amenity space for the future tenants to use and enjoy.
Impact
The proposal delivers on the city’s ambition to develop brownfield sites and address the demand for one and two bedroom homes in the ward of Edgbaston. The townhouses fronting the site provide meaningful infill that complement and enhance the existing suburban streetscape.
Each flat has access to private amenity in the form of recessed balconies and all meet optional criteria for accessibility. The support of a local MP, alongside the planning officer’s recommendation underscores scheme’s positive reception and impact and integrates with the Birmingham Future City Plan 2040 for inner urban suburbs.

Sustainability
The key was putting ESG at the heart of our decision making process and aligning to our clients ESG targets. 29 Harrisons Road facilitates several passive and active measures to increase the energy efficiency of the project. Generous wall thicknesses were assumed from the start, air source heat pumps specified, and overheating analysis performed to optimise the overall design.
Principles outlined in the Future Homes Standard have been adopted and allowances made to make Passivhaus standards achievable.
