Redefining Luxury and Community in Nottingham’s Student Living

The Olympian Homes development on Alfreton Road, elevates Nottingham’s portfolio of purpose-built student accommodation by setting new standards in luxury, wellness, and community-focused student living.

This 790-bed project incorporates a wide array of amenities tailored to elevate the student experience, including co-working spaces, a coffee lounge, private dining rooms, a gym, a cinema room, podcast studio and even a paddle court.

Value

The shape of the triangular city-centre plot posed initial design challenges, but the design team’s problem-solving skills and resourceful thinking resulted in creative design solutions that were a benefit to both students and the client, transforming tricky rooms into unique highly desirable spaces.

Each room offers something extra, whether it’s expanded storage, cosy study areas, or larger kitchens—taking advantage of the oblique room shapes rather than designing around them. These unique design features in each room and throughout the building add a touch of personalisation and provide a premium home-like feel for residents.

The design enhancements made to the bedrooms, kitchens/living/dining (KLDs) areas, and amenity spaces have significantly increased the project's value, contributing an additional ~£5 million in Gross Development Value (GDV).
Impact

By providing well designed personal and communal amenities, the building offers a community-centered environment that supports student well-being and encourages social engagement.

With flexibility and durability at its core, the layout and furniture are tailored to adapt seamlessly, transitioning easily from casual breakfast and coffee in the morning, to a productive area for project work during the day, and to lively event areas at night.

This intentional emphasis on versatile and engaging communal spaces makes the development a standout example of dynamic student living, perfectly suited to a bustling urban setting.
