Commercial Project

Size: 5742m2
client: London Borough of Waltham Forest
value: £23 Million

Currently on site and nearing completion, Bond Bryan are restoring and extending the Grade II* Listed EMD Cinema in Walthamstow for Waltham Forest Council. The existing art deco building originally opened as the Granada Cinema in 1930 and, in its heyday, saw performances from The Beatles, The Rolling Stones, Dusty Springfield and Johnny Cash. After closing as a cinema in 2003, the building declined, but now has an exciting future after being bought by Waltham Forest, who have teamed up with Soho Theatre to operate the building as a new cultural venue  for North East London – operating as a local theatre with a national profile and presenting the biggest names in comedy plus theatre, performance, music, pantomime together with community and education programmes.

The intricate refurbishment included reshaping the seating and stage to allow live performances with improved sightlines, while the ziggurat ceiling and the building’s frontage are being restored to their former 1930s glory. Works began in January 2021 with a targeted completion date of February 2023.

Due to the Grade II* Listed nature of the building, Bond Bryan have led monthly catch-up/site walkarounds, with Heritage England and Waltham Forest’s Conservation Officer, in order to ensure that works are progressing in line with the proposals and the early-stage engagement discussions. Communication is key and the team have been keen to ensure that both parties are fully aware and up to date with all ongoing works on site. This level of engagement has helped to inform the way in which we are protecting and maintaining the existing high value Listed features, whilst discussing upcoming works with them to ensure advanced notice and understanding around the proposals.

Our approach, engagement and communication have been very well received by both Heritage England and the Conservation Officer and our relationship – and the resultant trust that they have placed on the Bond Bryan team – has greatly assisted the process and will ensure Heritage England’s approval upon completion.
